Austin Welcomes Homebound to Address Housing Challenges
The significant influx of residents relocating to Austin, particularly from the San Francisco Bay Area, has garnered considerable attention recently.
This ongoing migration has resulted in a consistent increase in housing prices, driven by heightened demand and a historically low housing inventory which diminished to almost nothing earlier in the year.
Now, Homebound, a technology-focused homebuilding company headquartered in Santa Rosa, California, is launching operations in Austin.
Their objective is to alleviate some of the difficulties experienced by residents by providing an alternative to purchasing pre-existing homes.
Funding and Origins
Homebound has secured approximately $73 million in funding from investors including Google Ventures, Fifth Wall, Khosla, Sound Ventures, Atomic and Thrive Capital.
A $35 million Series B round was completed last April, followed by a $20 million convertible note finalized late last year.
The company was established in 2017 by CEO Nikki Pechet and Atomic managing partner Jack Abraham, following Abraham’s personal experience of losing his home in a wildfire.
How Homebound Operates
Functioning as a virtual general contractor, Homebound integrates technology with a network of qualified and licensed building professionals.
This network manages the entire new home construction process, from initial design to final completion.
The startup has developed tools to efficiently monitor and oversee the numerous tasks involved in home construction.
Initially, Homebound focused on assisting homeowners in navigating the complexities of rebuilding after wildfires in California.
Expansion to Austin
This month marks Homebound’s expansion into Austin, representing its first venture into a market not directly impacted by disaster recovery.
The company aims to leverage insights gained from California rebuilds and apply a “streamlined, tech-enabled building process” to make custom homebuilding accessible to local homeowners.
Nikki Pechet, CEO and co-founder of Homebound, explained that the company strives to be a “next generation” homebuilder.
Their goal is to empower “anyone, anywhere to build a home.”
Market Demand and Future Growth
Austin’s housing market is currently experiencing significant overheating, with properties often selling for 10-30% above the listed price.
Pechet noted that homeowners nationwide have expressed interest in Homebound’s services and requested expansion to their respective markets.
Austin’s growth is already exceeding that of other markets during their initial phases, indicating substantial potential.
The company envisions replicating this model in cities facing similar housing supply constraints, such as Miami, Tampa, Raleigh, and Charlotte.
“This is just the start,” Pechet stated, emphasizing their commitment to addressing housing issues across the country.
The Homebuilding Process
Homebound assists potential homeowners in identifying suitable land for construction or locating properties within their existing inventory.
They offer comprehensive support, encompassing architectural plans, design services, and actual construction management through their platform.
A selection of pre-designed plans are available, offering varying degrees of customization.
Cost Considerations
Construction costs for a standard single-family home in the Austin area are projected to begin around $300,000.
This estimate is dependent on factors such as size, house complexity, lot size, and location, and does not include the cost of the land itself.
Some homeowners are exploring the option of building accessory dwelling units (ADUs) on their existing properties.
Pechet suggests that, in many instances, constructing a new home can be more cost-effective than purchasing an existing one, due to current market dynamics.
