Airbnb is addressing this issue by automatically displaying the total price for each property, encompassing all applicable fees.

New Pricing Display for Global Users

Airbnb users globally will now view prices inclusive of fees, prior to tax calculation, as a default setting during property searches. A clear label, “Prices include all fees,” will be visible when browsing listings on the web platform.

This change aims to provide greater clarity and predictability in the booking process.

Feature Evolution and Testing

Initial testing of this functionality began in 2019, focusing on select European nations, alongside Australia, Canada, and South Korea.

In 2022, an optional feature allowing users to view pre-tax prices was introduced in the United States and over 200 other countries.

Expanded Functionality and User Adoption

Throughout 2023, the optional display was further integrated into price filters, map views, and individual listing pages. Airbnb reports that over 17 million users actively utilized this feature during its testing phase.

With the latest update, the toggle option is being removed as the inclusive pricing becomes standard.

Tools for Hosts to Optimize Pricing

Since 2023, Airbnb has offered hosts a tool to analyze comparable properties and assess their pricing strategies.

Hosts will now also have access to information regarding the total amount guests are paying, enabling them to refine their pricing based on market conditions and perceived value. This will help ensure competitive and fair pricing.
